Zanzibar Island (Unguja) is located between 6 and 6.5 degrees south of the equator, 39km east of the Tanzanian mainland.
Zanzibar population is 1,300 000 people of which 95% is African with 5% being a mix of Asian, Arab and European who all live in harmony and a very relaxed environment.
Both Zanzibar and Tanzania are on GMT + 3.
The capital of Zanzibar is Stone Town, which is located on the western coast of the island. Stone Town is a city of distinguished historical and artistic significance in east Africa. Its architecture, mostly dating back to the 19th century, reflects the diverse influences underlying the Swahili culture, with the East African culture being preeminent, there is a unique mixture of Arab, Persian, Indian and European elements. For this reason, the town was designated as a UNESCO World Heritage Site in 2000.
Being a small and busy island the vibrant markets, harbour, and dining in the open-air restaurants makes for a very special atmosphere and experience.
The land is currently rough coral scrubland of little commercial value, used in the past for grazing and some nominal slash & burn agriculture. There is no occupation of the land by local people and only a small unmade track to the edge of the site.
The development is located on the north-east coast of Unguja Island, between Matemwe and Nungwi. The development occupies just over 4km of coastline.
The development is wholly owned by Pennyroyal (Gibraltar) Limited.
Stage 1 of the development occupies 411ha of land.
The resort will open in the first quarter of 2020.
Following initial design and implementation of the required infrastructure, the resort will be developed in a series of phases according to market demand over a number of years.
Stage 1 of the resort consists of the following:
Circa 250 luxury beach & golf villas, five 5* luxury hotels, 18-hole championship golf course, water park, retail souk, marina, deep-water mooring, underwater restaurant and night club, luxury marine villas, Under- overwater Lodges, super-plot villas, 10 private islands.
9.2km of main public access roadway has been constructed by Pennyroyal. Government Investment and construction approvals are in place. Land and Marine Environmental & Social Impact Assessment approvals have been obtained. Website is complete and is available for viewing (zanzibaramberresort.com).
The first villas are designed with marketing planned from October 2017(April 2018). Development agreements are in place with Anantara and Ritz-Carlton Hotels with a view to completion in 2020.
Resort infrastructure is already underway, and will be implemented in advance of the residential development.
Villas: Luxury beach-front, ocean-view, cliff-top, golf-side and golf-view villas, 4, 5 and 6 bed, with base areas of 650m2, 800m2 and 1000m2 respectively.
Hotels: Five 5* Luxury Hotels, average 75-100 keys per hotel, accommodating Spas, Speciality & Beach Restaurants, Bars etc.
Marine Villas: Luxury Villas on reclaimed marine causeways.
Marina: Unique marina with deep-water facility, including chandlery, diving and fishing centres. Mooring depth ranges from 6 - 8m, yachts up to 100m accommodated depending on draft.
Underwater Restaurant & Night Club: Located in marine setting; Restaurant 700m2, Night Club 350m2, Public Underwater viewing 400m2 and open viewing Deck 1200m2.
Super Villa plots: 3500m2 with deep water mooring facility.
Retail: Up to 25,000m2 footprint retail with living accommodation over the lower retail floors. The retail space will be a high-end shopping experience with all the character of an eastern bazaar.
This will be a combination of international design companies and Pennyroyal’s experienced in-house design team.
Planning and design by Pennyroyal’s in-house design team in collaboration with a renowned restaurant designer.
There is a 2-tier security procedure in place; firstly main entrance security for all site visitors and secondly gated and walled enclosure to all private villa development. General site security as well as “state-of-the-art” building entry security systems will be incorporated.
The villas will range in cost as determined by location and size with entry level units starting around $700k.
There are no restrictions on foreign ownership.
Buyers of residences will gain automatic residency, renewable after 3 years, and become entitled to a host of benefits afforded to citizens of Zanzibar.
Zanzibar welcomes buyers of residences and has made it very tax efficient by offering residence permits, suspending capital gains tax, 15% corporate tax on villa/apartment rentals and zero tax on international earnings.
All residential sales, rental pool revenues and re-sales are in USD. Buyers are not subject to local currency fluctuations.
All land is owned by the Government and available to lease to foreign investors.
Pennyroyal developer handles all local procedures on behalf of a buyer.
At the moment, no airlines fly directly to Zanzibar from the UK. Airlines that fly to Zanzibar from other locations include Air Tanzania, Auric Air, Coastal Aviation, Ethiopian Airlines, Fly540, Kenya Airways, Mango, Oman Air, Precision Air, Regional Air Services, Tropical Air, and Zan Air.
Seasonal summer flights are also operated by Arkia Israel Airlines, Alitalia, Blue Panorama Airlines, Condor, Meridiana, Neos, and Travel Service Airlines. Some charter flights are also offered by Arkefly and Jetairfly.
Kenya Airways has daily flights from Heathrow, overnight to Nairobi (8.5 hours) then connecting early morning on to Zanzibar or Dar es Salaam. (1.5 hours). Return flights are usually an afternoon/evening flight from Zanzibar/Dar es Salaam to Nairobi connecting with an overnight flight to Heathrow. We suggest Kenya Airways for people doing a safari in Kenya and in the northern parks of Tanzania.
Emirates and Qatar Airways fly to Dar es Salaam via Dubai & Doha respectively.
The flight time from Dar es Salaam to Zanzibar is approximately 20 minutes.
Oman Air has direct flights to Zanzibar, via Muscat, 3 times per week.
Ethiopian Airways flies to Zanzibar, via Addis Ababa, usually well priced but in addition to transit in Addis there are other stops en-route.
Other airlines await the completion of a new terminal to start their flights directly into Zanzibar.
Visitors to Tanzania must obtain a visa from one of the Tanzanian diplomatic missions unless they come from one of the visa exempt countries or countries whose citizens can obtain a visa on arrival. All visitors must hold a passport valid for 6 months (according to the Tanzanian immigration department) or a month beyond the period of intended stay (according to IATA).
Proof of Yellow Fever vaccination is required for all travelers travelling through or from the following countries:
Angola, Argentina, Benin, Bolivia, Brazil, Burkina Faso, Burundi, Cameroon, Central African Republic, Chad, Colombia, Republic of the Congo, Democratic Republic of the Congo,
Côte d'Ivoire, Ecuador, Equatorial Guinea, Ethiopia, French Guiana, Gabon, Gambia, Ghana, Guinea, Guinea-Bissau, Guyana, Kenya, Liberia, Mali, Mauritania, Niger,
Nigeria, Panama, Paraguay, Peru, Rwanda, Senegal, Sierra Leone, South Sudan, Sudan, Suriname, Togo, Trinidad and Tobago, Uganda, Venezuela.
The Tanzanian ministry of health mandates a transit time of more than 12 hours or a disembarkation from the immediate airport area from the above mentioned countries during transit as a possible health threat and requires travelers in such situations to possess Yellow Fever Certificates.
Zanzibar is an all-year holiday destination. There is a well-established weather pattern. The monsoon normally arrives late March lasting until late May. April has the most rain however most falls in the afternoon. June through to October is glorious, relatively cool with temperatures in the mid 70 celsius – 80 celsius and relatively low humidity. From October on it starts to warm up. Zanzibar is also not affected by Hurricanes or Typhoons.
Tanzania Shillings (TSH), which cannot be obtained until arrival in Tanzania/Zanzibar. It is best to take US$ cash which is readily accepted as payment and can also be easily changed in to TSH.
220 – 240 volt AC. In general, they are the 3 square pin plugs (same as UK), but it is advisable to take a multi-adaptor in case.
Taxis from a reputable company is the favoured mode of transport. Stone Town is small enough to walk to most destinations. Hire cars are available and cycles can also be hired from many outlets in Stone Town and at many beach hotels to ride for miles along the beach. Airport transfer services are also readily available.
Swahili is the local language. However, English is widely spoken and staff at all hotels, shops and restaurants speak English.
In Zanzibar the majority of the people are Muslim. On the Tanzanian mainland Christianity is the main religion.
Zanzibar’s tourism market has grown by approximately 28% in the last 12 months. The rooms available have remained the same. New developments are needed which will increase occupancy across the board.
Island tours, Stone Town world heritage and historical tours, Whale & Dolphin watching, diving & fishing trips and spice tours.
Because of Zanzibar’s rich and diverse history, the cuisine found here finds its inspiration from many different cultures: African, Indian and Chinese to name a few. Fresh fish is in abundance, as well as a wild variety of locally grown fruits and vegetables. There are many restaurants offering a wide selection of international cuisine.
Banks operate from 8:30am to 3:30pm Monday to Friday and 8:30am to noon on Saturdays.
At restaurants, the standard tipping is 10% of the bill. For lodge and hotel staff, it usually is 10 - 15%.
All the major hotels, resorts and many of the restaurants provide internet connectivity.
Modest or conservative dress code in public areas should be adhered to.
Normal good manners apply with some restrictions on Government property.
